After our first contact, we will ask you to complete a Buyers Form detailing all your property requirements.
From this, we will examine your needs, keeping in mind the current market conditions, and discuss with you any details requiring clarification and offering any preliminary advice before commencing an engagement.
We will next arrange a meeting to further analyse your property needs plus discuss more focused market detail pertaining to your preferred locations and property type.
At this stage the Buyers Agency Agreement setting out our services & fees will be explained, and upon acceptance, signed together with commencement fee paid.
Once the right property is found, we will provide a market guide giving you access to restricted sales data and establishing a fair value assessment for the property. This will enable you to make an informed decision in the acquiring of the property.
It will be recommended at this stage that you seek independent pest, building & valuation reports for final peace of mind before proceeding to negotiation/purchase.
A comprehensive and extensive search begins, targeting properties that meet your requirements. We will inspect potentially many candidate properties but will only short list suitable ones for your consideration. Initially digital photos will be provided enabling your review.
Inspections will then arranged and coordinated for you once the right type of property is found.
Our role as your Agent is to achieve the lowest possible price and best, most favourable terms to you in purchasing the property. Be aware, negotiations may take many days.
If you wish to engage us to bid at auction on your behalf, we will need to make a prior arrangement & agreement. We will take the emotion out of the process of bidding & negotiation.
With negotiations complete, we will assist you with exchange of contracts, liaising with solicitors, conveyancers, selling agents or private sellers.
Prior to settlement, we can organise for you to carry out a pre-settlement inspection.
